Yorkshire — all of it: West, South, North and East Yorkshire.
Greater Manchester — all ten boroughs.
Nowhere else. We would rather know two areas well than ten badly. - Property type Houses and flats. Terraced, semi-detached and detached houses; purpose-built and converted flats.
- Price £70,000 to £150,000 per unit. Firm at both ends — below £70,000 and above £150,000 sit outside what we do, however good the yield looks.
- Condition Tenanted. We buy with a tenant in place and we keep them. We are not looking for vacant possession, refurbishment projects, or anything needing works before it can be let.
- Tenure Freehold houses. Leasehold flats considered — send the unexpired term, the ground rent and the service charge and we will come back quickly.
Mortgage finance, and we say so first.
We buy using buy-to-let mortgage finance. We are not cash buyers and we do not claim to be.
That matters to you, so you should hear it from us rather than find out three weeks in. It means a lender, a valuation and a normal conveyancing timetable. It does not mean a chain — there is no property to sell behind us.
If your vendor needs to complete in a fortnight, we are the wrong buyer, and we will say so on the first call rather than tie the property up.
What we do not buy.
The exclusions save everyone more time than the inclusions do.
- Anything outside Yorkshire or Greater Manchester. No exceptions, including for a good deal.
- Anything above £150,000 or below £70,000.
- Vacant property. We buy tenanted stock and keep the tenant.
- Refurbishment and development. No projects, no sites, no land, no conversions, nothing requiring planning.
- Anything we are asked to package or on-sell. We buy to hold, not to trade.
- Instructions where a finder's fee is expected from us. We deal directly with agents and vendors.
